Are your fees competitive..?
Our fees are very competitive for the level of service we provide. Most architect practices would charge approximately 12% of the projects estimated construction cost, so for example a £60k house extension would have £7200 fees attached. We would provide a similar service for approximately a 1/10th of the cost.

Does Architecto hold an insurance policy ?
We maintain a full professional indemnity insurance policy covering all works undertaken for your peace of mind.

We cover the entire United Kingdom and also consider projects abroad.

Planning
What is planning permission ?
Planning Permission, in simple terms, is like asking if you can do a certain piece of building work. It will be granted (possibly subject to certain conditions) or refused by your local authority after reviewing a submitted application.

Do I need planning permission?
Architecto would assess your proposed project within our feasibility and advise on the correct planning procedure to take.

What are permitted development rights ?
Certain types of building work are covered by permitted development. This means that they can be carried out without planning permission, so long as they comply with the permitted development rules and restrictions.

How long does a planning application take ?
Local authority planning departments advise an application usually takes 6-8 weeks, however this period can extend if complications are encountered.

Will I need to do anything for the planning application ?
No. Architecto submit and process the application on your behalf.
